Every property conversation in Johor right now starts and ends with the same three letters. The RTS Link connects Bukit Chagar to Woodlands North in about five minutes, moving up to 10,000 passengers per hour each way, with passenger service targeted from December 2026 and full operations by January 2027. Fares are expected around RM15.50–21.70 (S$5–7) per trip, with one-stop immigration clearance at the departure station. That makes the headline easy and the decision hard. "Near the RTS" now covers everything from a five-minute walk to a 25-minute drive in traffic. Foreign buyers face a RM 1,000,000 minimum price in Johor (RM 600,000 under MM2H from 2024). All transactions carry stamp duty under the Stamp Act 1949 — tiered 1%–4% for citizens and PRs, and from 1 January 2026 a flat 8% on residential transfers for foreign buyers under Budget 2026 (doubled from 4%). On resale, RPGT applies under the Real Property Gains Tax Act 1976. Transit premium decays fast with distance. The measurable price uplift around a station concentrates within an 800-metre walk — about ten minutes — and fades sharply beyond it. 03Run the holding cost before the upside先算持有成本,再谈升值Kira kos pegangan sebelum keuntungan

Corridor stories sell the exit and skip the carry. Before you fall for a render, model the full holding cost: loan servicing at a stress-tested rate, maintenance and sinking fund, the LTV 70% cap on a third property, and the RPGT clock. None of this is a reason to sit out the corridor — it's the most important infrastructure shift Johor has seen in a generation.
